The multi-family housing inspection program ensures proper maintenance of multi-family housing (3 or more dwelling units in a building), including hotels and motels. This program was established to implement the housing goals of the city, to preserve and protect the city’s existing stock of multi-family housing, to protect and promote the health, safety and welfare of the residents of multi-family housing, and to avoid conditions of deterioration and blight which could adversely affect economic conditions and the quality of life throughout the city.

It is the goal of this program that each multi-family housing structure be inspected at least once every five (5) years, except those properties which are inspected by the city pursuant to Mountain View City Code Chapter 25 and are found to have no serious violations of the City Code. These properties, hereinafter referred to as “exempt properties,” may be inspected at least once every eight (8) years. Upon a change in ownership, exempt properties shall be subject to inspection by the city.

Inspection standards are determined by the following most recently adopted codes:

California Building Code
California Plumbing Code
California Mechanical Code
California Electrical Code
California Fire Code
International Property Maintenance Code

Note: All dwelling units shall be provided with working smoke detectors and carbon monoxide detectors in accordance with the provisions of the International Property Maintenance and California Building Codes.
